Sales of new buildings in New York remain at the same level

Buyer activity remained unchanged last week, with 53 new sales recorded, up from 52 previously. At the same time, prices tend to rise. On average, apartments were asking almost 18% more, and every area saw an increase. A similar story happened in the elite segment. While the number of contracts signed for properties priced over $4 million was down last week (6 sales compared to 9 previously), the latest deals reflect a 40% increase in the average asking price to $7,545,833. The first contract was signed for a four-bedroom apartment in The Tower at Gramercy Square, which was asking $15,3 million. The second contract was signed for a four-bedroom apartment in the ultra-luxury Quay Tower condominium for $8,1 million. Brooklyn was the only area where last week there was a decline in activity, but saw the largest increase in average asking price of 37%. The average price per square foot also rose 15% to $1440. Of the 18 Brooklyn properties reporting sales, Extell's Brooklyn Point mega-tower accounted for the largest share with three new deals. It was also a good week for 98 Front in Dumbo, which found buyers for a two-bedroom apartment asking $1,7 million and a three-bedroom penthouse asking $3 million.
